Include the costs beyond the mortgage

The Consumer Financial Protection Bureau recommends considering maintenance, repairs and utilities alongside the monthly home payment. Costs depend on the home and local conditions. Review known bills and your available savings before setting a maintenance allowance.

Turn findings into a working list

Separate confirmed work from items that still need diagnosis. For each finding, record the system, the recommended next step, who will follow up and any written quote. Keep safety concerns visible and ask the relevant professional about urgency. An inspection observation and a priced repair are different pieces of evidence.

Review the plan as you learn

Add actual invoices and update estimates after professional visits. Keep a record of why the plan changed. A percentage of purchase price can be a rough starting idea, but it cannot predict the condition of your roof, heating system or plumbing. Use your home record to make the plan more specific over time.
