What the terms mean

Actual cash value takes depreciation into account. Replacement cost coverage generally concerns repair or replacement with materials of similar kind and quality. Neither phrase alone tells you whether a particular roof loss is covered or what your final payment would be.

What to ask your insurer

Ask your agent to identify the roof loss-settlement provision and any relevant endorsements. Request a written explanation of how age, deductible, coverage limits and exclusions would apply to your situation. A roof age is not enough to determine coverage; the policy and circumstances matter.

Build a useful home record

Keep the policy, renewal documents, roof installation invoice and dated condition photos together. Record what your insurer confirms and when. These records support a more informed conversation; HomeScore does not determine coverage, guarantee a claim payment or replace advice from your insurer or state insurance department.
