Foundation Inspection Cracks Guide

Foundation cracks are the most feared inspection finding. But most are completely normal. Here's how to tell the difference.

Normal vs. Concerning Cracks

Nearly every home has foundation cracks. The vast majority are from normal concrete curing and settling. The key is understanding which patterns indicate structural problems.

  • Vertical hairline cracks: Normal settling. Common in poured concrete. Monitor but don't worry. Seal if needed: $200–$500
  • Diagonal corner cracks: Usually from settling near openings. Monitor for growth. Typically not structural
  • Horizontal cracks: Indicates lateral soil pressure. Potentially serious. Professional assessment needed: $300–$500 eval
  • Stair-step cracks (block walls): Can indicate differential settling. Width matters — over 1/4 inch needs evaluation
  • Cracks with displacement: One side higher than the other = movement. Structural engineer recommended

Repair Cost Ranges

Foundation repair costs vary enormously based on the type and extent of the problem.

  • Crack sealing (epoxy injection): Cosmetic/waterproofing for hairline cracks: $500–$1,500
  • Carbon fiber reinforcement: For bowing walls. Less invasive than piers: $3,000–$8,000
  • Helical or push piers: For settling foundations: $1,000–$3,000 per pier, typical job: $5,000–$15,000
  • Wall reconstruction: Severe cases only: $15,000–$40,000+. Rare

The Decision Framework

Hairline vertical cracks with no displacement = monitor, don't negotiate. Horizontal cracks or displacement = get a structural engineer evaluation ($300–$500) before making any decisions. Multiple structural indicators (cracks + doors sticking + floor slope) = serious. Consider walking away or requesting significant credit. Single minor crack = seal it and move on.

Cost range

Foundation repair range: $500–$25,000
