How Much Should You Budget Annually?

Financial advisors generally recommend reserving 1%–3% of your home's value each year for maintenance and eventual replacements. Based on the national average replacement costs across all 17 systems tracked in this report:

$300,000 Home

$3,000–$9,000/yr

$500,000 Home

$5,000–$15,000/yr

$750,000 Home

$7,500–$22,500/yr

These figures represent maintenance reserves only. Homes with older systems, harsh climates, or deferred maintenance should budget toward the higher end of the range.

Methodology & Data Sources

This report aggregates replacement cost data across 17 major residential systems, adjusted for home size, quality tier, geographic location, and typical installation complexity. All figures represent installed costs including labor and materials.

  • National averages: Based on contractor pricing data, RSMeans residential construction cost indices, and manufacturer suggested retail pricing
  • Regional adjustments: State-level multipliers derived from Bureau of Labor Statistics wage data and regional material cost surveys
  • Metro adjustments: Urban premium factors based on local permitting costs, labor union rates, and housing density
  • Lifespan data: NAHB/Bank of America Study of Life Expectancy of Home Components, InterNACHI standards

Report period: Q1 2026. Updated annually. Costs do not include emergency or after-hours service premiums.
