A 2,000 sqft home with no add-ons might take 2.5 hours; the same home with sewer + radon + termite easily runs 4 to 5 hours.

Should I be present during the home inspection?+

Yes — being present for at least the last 30 to 45 minutes is the highest-leverage decision you can make as a buyer. Inspectors will walk you through major findings in person, show you shut-off locations, and answer questions a written report can't fully capture.

How long after the inspection do you get the report?+

Most U.S. inspectors deliver a PDF report within 24 hours, with 48 hours as the contractual standard. If your inspection contingency window is 7 days, ask up front whether the report will land within 24 hours so you preserve time to negotiate.

How long does a home inspection take for a new construction home?+

New construction warranty inspections are typically shorter (1.5 to 2.5 hours) because systems are accessible, paperwork is complete, and there is no deferred maintenance. The 11-month warranty inspection (just before the builder's 1-year coverage ends) is the highest-value version to schedule.

Can a home inspection be done in one day?+

For homes under 4,000 sqft, the on-site portion is almost always completed in a single visit the same day. Estates above 6,000 sqft, homes with extensive add-ons, or properties requiring specialty inspectors (pool, septic, well, structural engineer) often span 2 to 3 visits across the contingency window.
